
The purchase of a home is one of the largest
single investments you will ever make. You should know
exactly what to expect --- both inside and out.
Our
report is based on a visual examination of the readily
accessible features of the home. Stains
on the ceiling may indicate a chronic roof leakage problem
or may be simply the result of a single incident. We,
at RGM Home Inspection Services interpret this and other
clues, then present to you a full documented report on
the condition of the property.
As a seller, our inspection can identify
potential issues in the sale of your home, enabling you
to address any concerns before you list it.
If you're
like most home buyers, you want to know the present condition
of the house and its components and structure. Questions
like: Is the heating system working properly? Is the
plumbing functioning properly? Is there anything that
stands out with the electrical system?
Answering these,
and other similar questions is precisely our job as your
home inspector. Through our specific training and experience,
we understand not only how a home’s systems and
structure should work, but also how they interact with
each other, and how they might stand the test of time.
The report is our inspector’s opinion of the present
condition of the property and is not a guarantee, warranty
or an insurance policy with regards to the home. Ultimately,
our inspection report provides you with extensive information
so that you may make an informed decision on your purchase.
Further,
we will recommend either the services of a professional
or specialist when the need for further investigation
is justified.
It should be noted that,
according the Government of Prince Edward Island the
house construction industry is not regulated in PEI.
The PEI Government has not adopted The National Building
Code of Canada. Therefore for the most part building
standards are not enforced in PEI, with the exceptions
of the municipalities of Charlottetown and Summerside.
PEI does have Provincial Inspectors for Electrical, Plumbing,
and Fire Protection during new construction throughout
the province.
Furthermore, construction
contractors are not regulated nor licensed through the
government and there are no educational standards required
to construct homes in PEI. Consequently, there are some
amateurs working in the field of construction, unregulated
and unlicensed.
There are, however, many
home contractors in PEI who do adhere to the highest
standards, such as adhering to the National Building
Code of Canada and achieving Red Seal Interprovincial
Certification for carpenters and other trades. Further
there are many who are affiliated with such reputable
associations such as The New Home Warranty Program.
Although we do not do
code inspections, the Canadian Association of Home & Property
Inspectors (Atlantic) requires it’s members to
attain high standards and we must meet rigorous professional
and educational requirements in order to maintain membership.
